Greenways Golf Estate Area Profile

Greenways Golf Estate is a 40-hectare residential estate bordering False Bay along the most peaceful section of the Strand beach area. Framed by the  Hottentots Holland and Helderberg mountains on the eastern and northern horison, Greenways is one of only a few secure lifestyle estates in South Africa which has direct access to the beach - with some of the houses and apartments approximately 50 meters from the water's edge.

The Estate offers a park-like atmosphere with tarred pathways meandering throughout the common area whilst bird life is abundant. A variety of architectural styles allows for a freedom of design not always available in upmarket estates.

The Greenways mashie golf course is extremely beautiful and well-manicured, consisting of 18 tees, nine greens with all holes being par three. The clubhouse has two swimming pools and two tennis courts, a restaurant / bar and a conference hall with a variety of books available for residents. Four of the 6 street names within the estate are named after the top golf courses in the United Kingdom: St Andrews Drive, Wentworth Street, Muirfield Crescent and Turnberry Close.

Besides golf, Greenways Golf Estate offers wide open spaces and over 7 kilometers of tarred pathways to walk, jog or cycle. You can also enjoy bird watching at several dams in the estate, angling at the beach, just stroll over the lush green lawns, sit in the shade of a tree, or walk along the tarred pathway next to the beach. During the whale season, from June to November, residents can watch the antics of these gentle giants from their own balconies. 

Security and Eco Measures:

Greenways Estate is extremely safe with state-of-the-art biometric systems, manned 24-hour access control, electric fencing, and camera surveillance technology, giving residents and their guests the freedom of enjoying the facilities around the estate with total peace of mind. Security is supplied by an independent company.

Other than the beachfront, Greenways is fully walled. The beachfront area is protected by means of rotating surveillance cameras that transmit images to an off-site control room. Patrol guards on bicycles are also on constant duty in this area as well as within the remainder of the Estate. Only two gates with boom restriction, fully controlled by security guards , allow access to the Estate.

The entire Estate is connected to fibre optic (FTTH) allowing for high speed internet.

Three new litter interceptors have been installed by City of Cape town along the Soet River in Strand to prevent waste causing water pollution at the mouth of the river, on the beach opposite Greenways Golf Estate. The Greenways Estate HOA has volunteered to undertake weekly cleaning of the interceptor, situated within its premises. 

The bio-remediation and nano-bubble system financed and installed inside Greenways by its HOA, has also been incredibly efficient in cleaning the Soetrivier. A pilot project involving the creation of a bio-retention pond has yielded impressive results by filtering river water through the pond, successfully removing a significant amount of sludge and debris, restoring the riverbed to its natural state. Recognising the importance of community involvement, Greenways has organised regular clean-up initiatives and employed additional staff to manage litter.

Restaurant and Bar: Operating hours vary between summer and winter. The menu includes breakfast served from 08h00 (summer), a children's menu, light meals such as "sand-wedges" and burgers, pizzas and for dinner also pasta and ribs choices. Specials are regularly updated on Greenways' Facebook page. The bar, operational seven days a week, boasts an array of beverages, including the exclusive Greenways Lager (made by CBC) and Bootlegger coffee. The bar screens major sporting events where the residents enjoy meeting up.

The conference venue accommodates up to 50 persons and is available for a variety of events such as weddings, birthdays, corporate gatherings and AGM meetings. For an expansive setup, the veranda and grass verge can be integrated. The bar remains functional during daytime screening of major sporting events on the main hall's big screen.

Location: Greenways is only 45 minutes from Cape Town's CBD, 25 minutes from Cape Town International Airport and 20 minutes from Stellenbosch.

Greenways Golf Estate also benefits from its ideal positioning close to two of the best golf courses in South Africa, Erinvale (10 kms) and De Zalze (20 kms). It is located within 20 minutes of a plethora of wine farms, where one can enjoy wine tasting or sample food at gourmet restaurants. It is also less than 10 minutes from a regional shopping centre, close to 2 of the country's best universities (Cape Town and Stellenbosch). In addition, the area has some of the best state and private schools, and 2 private hospitals (Busamed Paardevlei and Medi-Clinic Vergelegen) within 11 and 14 minutes drives respectively from Greenways Golf Estate.

The Helderberg area is also an absolute haven for the outdoor and sporting enthusiasts such as mountain bikers, cyclists (with Clarence Drive offering some of the most spectacular scenery), yachtsman or divers and deep-sea anglers. Strand also boasts an Olympic sized, centrally heated swimming pool, which is open all year round. For those who enjoy hiking, the Helderberg Nature Reserve and the Kogelberg Nature Reserve can be explored and enjoyed regularly, being only a few kilometers away.

Greenways Property Choices: There are 649 residential properties within Greenways Golf Estate of which 240 are houses and 518 apartments in 4 sectional title complexes. All owners of freehold properties in Greenway Golf Estate are governed by a Homeowners Association (HOA) and the Greenways Constitution and Conduct Rules and pay a levy towards the upkeep of the estate.  This entitles them to all amenities within the common area of the Estate but not within the confines of the Sectional Title Areas as this is regarded as private property.

There is a wide range of property choices within Greenways that caters to all tastes and price points—from 43 m² one-bedroom apartments in Laguna Beach to penthouses in Emerald Bay, and from high-end seafront mansions to smaller, more affordable homes in Turnberry Close and the Victorian Village

Own title (freehold) houses:

There are 2 distinct freehold property areas within the estate: Village Green, and the remainder of the estate on the eastern side of the Soet River.

  • Village Green:  all the houses are build in a Victorian Style and it is located between the western perimeter of Greenways and the Soet River.  Here building styles and exterior colours are prescribed by the development. It also has a common with a jungle gym where children can play in the safety of the estate.
  • The remainder of the full title houses in Greenways Estate are built to the owner’s requirements without any prescribed style but subject to the Greenways’ Architectural Rules.  Several houses are on the beachfront with unrestricted views of False Bay, while the remainder of the houses enjoy views of the golf course and the surrounding mountain ranges.

Pet policy for own title (freehold) houses in Greenways: residents are permitted a maximum of 2 cats and 2 dogs per freehold house in Greenways Golf Estate. Dogs must remain on a leash at all times when walking in the estate.

Sectional Title Apartments:

There are 4 sectional title schemes in Greenways Golf Estate:  Emerald Bay, Golf Beach, Laguna Beach and Bermuda Beach. Each of these schemes has their own House and Management Rules, and are represented by a group of trustees, voted in at their respective AGM's.

  • Emerald Bay: This upmarket sea facing complex offers a lifestyle which no other apartment block on Strand Beach Road can emulate - real beachfront living with direct access to the beach, without any cars driving between the complex and the beach. There are 3 sections of semi-highrise and connected buildings, marked Blocks A to C. One of the best-kept secrets of the Helderberg are the 13 single storey 3-bedroom cabanas build a few meters away from the waves. Emerald Bay apartments vary in size between a 54 sq.m. 2-bedroom unit and a penthouse apartment of 330 sq.m. The design of the apartment block allows the sea-facing apartments with stunning views of False Bay. A resort style swimming pool area for the sole use of residents completes the picture.  No pets are allowed in Emerald Bay.  
  • Golf Beach: There are 126 apartments spread across 14 three storey blocks in the Golf Beach complex. The units are on average larger than those in Bermuda Beach and Laguna Beach, ranging in size between 52 sq.m and 104 sq.m. There are only 2 and 3-bedroom units in the complex. Golf Beach also offer either partial or full sea views - with some of the top-end units bordering the beach. The complex further boasts its own pool and entertainment area for its residents. Most of the units in Golf Beach have garages. Two pets (1 dog and 1 cat) are allowed in the Golf Beach complex.    
  • Laguna Beach: 80 Apartments build around a small dam with a sun deck, attracting a multitude of water birds. The complex has a swimming pool and a braai facility with communal bathrooms. Five of the blocks do border onto the dam. The sizes of the apartments vary between 43 and 83 sq.m. and each unit has either dam or mountain views. Each apartment has either an exclusive parking bay or a garage. No pets are allowed in the Laguna Beach complex.  
  • Bermuda Beach: There are 61 apartments in several two and three storey mini blocks, encircling a private swimming pool with a braai facility and an entertainment area. There are 2 and 3-bedroom units and the sizes of the apartments vary between 43 and 82 sq.m. Several of the apartments have enclosed balconies. The layout of the apartments in Bermuda Beach has been designed to maximise the lawned open spaces with views from units ranging from mountain to golf course vistas. Each apartment has either an exclusive parking bay or a garage. One pet (either a dog or a cat) is allowed in the Bermuda Beach complex.    

Property sales in Greenways Golf Estate showed 14 own title registered sales in 2025 (about 3,5 sales per month) at an average price of about R4,8 million, and 34 sectional title apartments at an average price of R1,8 million with an average sq.m price of R22 402.             

Whether looking for an estate in which to raise a young family or searching for property with a view to later retirement, Greenways Estate in Strand ticks all the boxes. Offering high-tech security yet preserving a feeling of space and connection with the beautiful surrounding scenery, it will no doubt continue to grow in popularity as a preferred location.
