Duynefontein Suburb - Property Market Report 2018 - Melkbosstrand - Cape Town

Duynefontein in Melkbosstrand is located next to Koeberg Nuclear Power Station on the south side, between the beach and the R27 and north of Van Riebeeckstrand.

Duynefontein is situated 37km (via R27) or 44km (via N7) from Cape Town city centre, 90km from Langebaan and 67km from Stellenbosch. This quiet suburb is ideal for raising a family, settling down or to enjoy as a peaceful retreat - with most big attractions less than an hour's drive away.

Duynefontein suburb is a stone through from the beach and it is an amazing 5km flat, white, sandy beach with Kitesurf, Windsurf, Bodyboard and Surfing as options or just a leisurely walk or swim. Thandeka Stables is just a quick drive over the R27 (1km) and while you are on the other side of the R27, Melkbos 4x4(2.2km) offers a great 4x4 track, quad and bike enduros, motocross and a lot of outdoor activities. Just a bit further you will find S.W.A.T Laser Tag and Cape Town Paintball. There is also various animal shelters and an animal behaviour facility. The Koeberg Nature Reserve(6km) is adjacent to Koeberg Nuclear Power Station on the north side. Atlantis dunes for 4x4 and sandboarding is just 12km north on the way to Atlantis.

In Melkbos you will be treated to Bogey golf driving range and pro shop, Atlantic beach golf club, Pyro paintball, lovely restaurants, small shops, and most of your daily requirements.

Duynefontein residents will be pleased with the selection of shopping choices they have. A small centre is just 1km away, which includes an OK MiniMark, and the Birkenhead Shopping Centre in Melkbos just 4.3km. The new Tablebay Mall is 10.7km and Bayside Mall 15km.

Medical

The Melkbos Clinic is 2.5km away and three general practitioners are situated in central Melkbosstrand (4km) and the Netcare Blaawberg Hospital is 12.7km away.

Petrol

There are two filling stations in Melkbosstrand central - Caltex and Sasol which are about 4.2km from Duynefontein and a Total on the R27 which is 4.7km away and has the amazing Farmyard and a nursery.

Three sectional title scheme units were sold in the last year of which two was in the last three months. Only one erf (vacant land) was transferred in the last 12 months.

Median prices achieved for Duynefontein properties during 2018 were R2 725 000 for freehold or homes, R1 930 000 for sectional title units or apartments and R1 600 000 for vacant land.

Sales volumes contracted marginally by 7% between 2017 and 2018 - dropping from 28 sales transactions in 2017 to 26 in 2018.

Sectional title property prices decreased during 2018 by 4.9% from R2 030 000 to R1 930 000, freehold property (houses) by 4.4% from R2 850 000 to R2 725 000 and vacant land (erven) by 15.3% from R1 888 000 to R1 600 000.

Capital growth achieved between 2008 and 2018 were respectively - for sectional title properties (apartments) 48.6% or 4.86% per year (rising from R1 299 000 to R1 930 000), for own title properties (houses) 87.9% or 8.79% per year (rising from R1 450 000 to R2 725 000) and for vacant land 122.2% or 12.2% per year (rising from R720 000 to R1 600 000 in 2018).

Sales in execution in Duynefontein has never been a factor which created a weak or negative price growth pattern due to a high volume of executions. The most annual sales in executions were during the national property market downturn in 2009 when 3 sales in executions were effected.
