Kleinmond Residential Property Market - 8% Growth In Sales

Kleinmond, a charming coastal town on the Cape’s Whale Coast in the Western Cape, is known for its serene village atmosphere within a nature reserve, offering a unique blend of outdoor activities and convenient proximity to Hermanus and Betty's Bay.

Kleinmond’s formal infrastructure attracts buyers from across South Africa, offering fully tarred roads, streetlights, and a variety of shops and amenities. Permanent residents do not need to go shopping in close by regional shopping centres.

Even though there are only a few vacant plots available in Kleinmond, unlike in the adjacent Bettys Bay and Pringle Bay towns, Kleinmond offers apartments, townhouses, and secure complexes. Kleinmond however still boasts the same laid-back atmosphere as its neighbouring towns, making it a popular retirement destination.

According to CMAinfo, Kleinmond comprises of 4 211 residential properties, of which the majority are own title units (3 802 houses) and only 133 sectional title units (apartments).

The Kleinmond residential property market experienced in 2024 an 8% increase in the number of residential sales in comparison with 2023.

In 2023, Kleinmond recorded 189 property sales (registrations) for a total value of R415 230 466. In 2024, the number of sales increased to 204 for a total value of R474 540 438.

Average Price per Property:

In 2023, the average own title (house) price was R2 435 080 (156 sales worth R379 872 466), and sectional title was approximately R1 219 444 (9 sales worth R10 975 000).

Own title sales increased to 172 houses in 2024, worth R424 410 438 at an average price of R2 467 502, which was 1,3% higher than in 2023, while 10 sectional title units worth R13 585 000 sold in 2024 at an average price of R1 358 500, which was for 11,4% more than in 2023.

22 Vacant land plots were sold in 2024 at an average sale price of R1 690 682 – which shows a 66% increase in average prices, up from R1 015 958 during 2023.

Kleinmond sales data is divided between Kleinmond town, and Arabella Estate.

2.1 Own Title - Houses :

  • Arabella: Recorded 11 house sales with a total value of R78 000 000, achieving an average price of R7 163 636. The highest priced home sold for R12 250 000 at 112 Shrike Close.
  • Kleinmond: Saw 161 house sales totalling R345 610 438, resulting in an average price of R2 146 648. The highest priced home sold for R8 200 000 at 3 Beach Road.

2.2 Sectional Title – Apartments:

Kleinmond : Recorded 8 sales for a total value of R9,855,000, with an average price of R1,231,875. The highest price achieved was R2,850,000 for Unit 3, Uitsigt, 6 First Avenue.

There are no sectional title units in Arabella Estate.

2.3 Vacant Land:

The highest price achieved for a vacant plot in Kleinmond, was R15 million 47 Fifteenth Street (size 1 823 sq.m)

There are no vacant land plots in Arabella Estate.

3. 1st Quarter 2025 Property Sales

Only 1 house sale registered in Arabella Estate for the 1st quarter of 2025: 179 Blue Crane Avenue for R8 000 000.

Kleinmond Own Title: 30 sales registered at an average price of R3 081 166  (total value R92 435 000)

Sectional Title: 1 sale for R2,320,000.

4.       Conclusion

The Kleinmond residential property market appears to have experienced significant growth in sales volume from 2023 to 2024, particularly in the own title house segment. The sectional title market also showed strong growth in average prices – pointing to a shortage in available apartments. The vacant land market experienced a decrease in the number of sales from 2023 to 2024, but the average price per plot increased dramatically, indicating a demand driven appreciation in land value.

The limited data for the 1st quarter of 2025 suggests a continued active market in Kleinmond, with a robust average price for own title properties in Kleinmond Central.
