Saldanha Residential Market Searches With 98% Increase YOY In Property Sales
Despite the slower residential property market in South Africa due to the higher interest rate, the Saldanha residential property market has experienced a significant surge in activity for the period October 2024 to October 2025, rebounding strongly with a nearly 96% increase in transaction volume compared to 2024 levels.
The West Coast has become known for having the best local government in South Africa - with Saldanha Municipality frequently ranking as one of South Africa’s best-performing and best-run local governments. The area’s natural beauty, quality amenities, and relaxed lifestyle continue to attract those seeking a quieter life within an hour or two’s drive from Cape Town. This has led to quite dramatic house price inflation on the West Coast during the last few years. For those buyers seeking affordability on the West Coast, the main towns such as Saldanha Bay (R1.2m – R2.5m) and Vredenburg (R900k – R1.8m) offers the lowest average prices.
There are 8 532 residential properties in Saldanha, of which 6 341 are own title, 99 are residential sectional title units (apartments), and 2 092 are vacant land.
The remarkable growth in property registrations was particularly evident in the affordable segment in Diazville, which saw registrations climb from a single registration to 53 for the period.
The total market value for Own Title, Sectional Title, and Vacant Land reached R460 641 339 across 320 transactions. The Own Title segment remains the core of the market, accounting for 61% of the sales volume and 62% of the total Rand value.
Vacant land sales contributed exceptionally to the total value this period—accounting for 36% of the sales volume and 33% of the Rand value. Sectional title sales, while still a niche segment with only 99 units in town, saw a return to activity with 10 recorded transactions.
