Strand Beach Road - 2024/5 Apartment Sales
The 52 apartment blocks along Strand's 3.5-kilometer-long Beach Road in the Helderberg area of Cape Town, offer diverse lifestyle options and a very competitive and broad price spectrum for buyers and investors.
The average price for apartments during 2024 was R2 297 516. Depending on the age, size, and location of the unit, Beachfront apartments sold for between R633 334 for a unit at the back of Die Da Gama to R5,1 million for a 215 sq.m. 12-floor penthouse in Odeon. The highest price per square meter was achieved in the Peninsula Bay on the Platinum Mile, where a 45 sq.m apartment sold for R37 778 per sq.m. The lowest price achieved per square meter was R8 929 for a 333 sq.m apartment in Hibernian Towers (which sold for R3 million).
Apartment sales on Strand’s Beach Road have been decreasing in the last 3 years, falling from a record 119 sales in 2022 (10 apartments per month) to 90 sales in 2023 and 94 in 2024 – or about 8 apartment sales per month, averaging 2 sales per week. However, beachfront apartment sales in the Strand were however still double the pre-COVID-19 2018/19 period's 4 units sold per month.
Total apartment sales in 2024 increased by 6,6% in Rand value from R206 857 000 (2023) to R220 561 501, which translates to roughly R18,3 million per month or R4,6 million sales per week.
Beach Road’s Lifestyle Offering Expansion
Strand Beach Road saw a variety of new eateries and coffee shops open in 2024, including a new Checkers Shopping Centre at the Beach Road circle (opposite the Strand Pavillion).
Construction of the second phase of the Strand's Boardwalk (a seawall of about 900 metres long) has commenced and it is projected to be completed by November 2026. This project is expected to significantly enhance the value of apartments between Odeon and Peninsula Bay Hotel due to the wall’s improved jogging and walking public spaces, as well as providing at least 100 years of “flooding security” against rising sea levels for all beachfront properties between the Strand Pavillion and Greenways Golf Estate.
The 1,7 km long first phase of the Boardwalk not only transformed how both residents and visitors utilize the beach area along the Golden Mile and the Central section of Beach Road, but it has also attracted direct investment into the commercial and food offering on Strand Beach Road.
A new Cape Point Film Studio film set of R900 million, is also planned opposite the new Paardevlei Shopping Centre / Strand Golf Course, which will undoubtably also boost the commercial offerings of the area.
Apartment Sales - Pricing Tiers (Categories)
Strand Beach Road’s price ceiling is at present between R6 million and R7 million - achievable by only the modern complexes with above average sized units. The 352 sq.m. penthouse in Helderberg Sands (Beach Road 152) sold during the first semester of 2025 for R6,9 million.
Forty apartments (43%) sold for less than R2 million and only 20 apartments (21%) sold for more than R3 million.
Only 2 apartments sold in 2024 for more than R5 million.
7 Apartments, or 7,4% of all units, sold in 2024 on Strand Beach Road for between R4 million and R5 million.
11 Apartments, or 11,7% of all the units, sold for between R3 million and R4 million.
34 Apartments, or 36% of all the units, sold between R2 million and R3 million.
