The house will evolve with your functional needs and has been designed to be simple and sculptural, yet deeply personal. The design adopts an upward flow. The main en suite bedroom and shared living areas positioned on the first floor are directly orientated to the horizon. Whereas the ground floor accommodates two family bedrooms and one full guest suite, creating a serene and secluded base directly linked to the indigenous garden. All the bedrooms are spacious with full ensuite bathrooms. All the rooms in this house have unobstructive and endless views of the fairways and landscape. A feature that adds to the open flow of the house, is the double-glazed glass sliding doors disappearing into cavities, allowing the entire frontal façade of the house to open entirely towards the outdoors.

To create a seamless connection between floors, three staircases - two internal and one external- weave the home together. At its core a double volume space housing 2 studies, wine room and "man- cave" establishes a dramatic vertical link between levels. Light filters through this space drawing attention to the residence’s sculptural contrasts and clean lines juxtaposition with soft curves. Although industrial in its look with careful select high-end finishes, this is a home created for unpretentious living.

The kitchen forms a focal point and is literally and figuratively the "heart" of the entire home, perfect for people with a passion for food, baking and entertainment. Clever Design and Materials:

The balance of solidity and light balances the sculptural design.

The concrete base anchors the structure while the slatted upper volume gives it transparency and rhythm. By day the slates filter the sunlight internally and by night they emit a warm lantern-like glow across the landscape.

Raw steel is highlighted throughout from the sculptural spiral staircases to fine trims and shelving, shaping a palette of detail and craft. A refined timber slatted ceiling bulkhead follows the vertical rhythm of the façade, flowing through to the joinery and furniture. Polished concrete floors present material integrity while discreet shadow lines and precisely set panel joints transforms simplicity into craftsmanship. Together they enter a dialogue of contrast - permanence and porousness, clarity and warmth. In contrast all the bedrooms have engineered solid oak flooring creating extra warmth.

Designed Climate Control:

Upside Down House achieves contextual attunement through precise design and climate responsiveness. The clever placement of overhang guided by extensive sun studies, ensures the interiors are protected in the summer while drawing in warmth during winter. The polished concrete floors function as thermal mass, absorbing and releasing heat to control internal comfort.

This clever engineering ensures that the house is cool in summer and warm in the harsh Highveld winter. All the windows and glass features are double glazed, adding to the insulation. Compartmentalised zones allow sections of the house to be closed off and heated independently, allowing you to walk barefoot even on the coldest winter days.

Vertical aluminium fans on the western façade as a secondary layer of protection from the afternoon sun, emphasizing the homes passive design strategy while strengthening its design rhythm. Rooftop photovoltaic panels underline a commitment to sustainability, while high performance double glazing and door systems respond to the sites location and climate.

Garden and Pool:

The front court of the house and garden is gated and not visible from the outside ensuring additional privacy within the estate.
