Historical Wine Farm - Unique Location and Lifestyle

A once in a lifetime unique opportunity to purchase a wine farm drenched in history in the heart of Somerset West, adjacent to Morton Manor, rubbing shoulders with Morgenster Wine and Olive Estate and is just down the Lourens River from Vergelegen Wine Estate and Lourensford Wine Estate.

History

The farm formed originally part of Willem Adriaan Van der Stel’s Vergelenen Wine Estate.

During the last century, Professor Edward Roworth, a renowned artist who came to South Africa with The British forces during the Anglo-Boer War, settled at Hathersage. Roworth named the farm after the village Hathersage in Derbyshire, England. His legacy is kept alive by murals in the Hathersage manor painted by his daughter Ivanonia, and by Heinrich von Michaelis (which is now on the adjacent title deed on the other side of the Lourens River and which section of the farm has already been sold). One of the murals is still for sale – and will be sold separately from the farm.

The Stephens family has since owned the farm. The Cape Town Mayor (1931-1933), Harry Stephens, resided in the original manor house of Hathersage.

Location and Views

The natural beauty of the farm which lies along the foothills of the Schapenberg in the Helderberg valley is mesmerizing. Apart from the beauty of the age-old trees, vineyards, mountain ranges of Helderberg and the Hottentots Hollands mountains, the farm borders onto the unspoiled Lourens River with 2 water furrows crossing the farm. There are even glimpses of Table Mountain depending on where you are standing on the farm.

Farm’s Possibilities

The possibilities this farm offers are endless due to its unique location, abundance of water and fertile soil. This expansive 19.9592-hectare freehold property presents a unique opportunity for someone looking for an exceptional lifestyle farm, agricultural enthusiasts and astute tourism investors alike.

Currently a productive farm, the land is established with approximately 5 hectares of trellised vines under drip irrigation, featuring a variety of premium cultivars including Cabernet Franc, Cabernet Sauvignon, Shiraz, Merlot, Sauvignon Blanc, Semillon, and Chardonnay. The remaining 6 hectares of fallow land under cultivation is equipped with pivot sprinklers, offering versatility for diverse agricultural pursuits, including vegetable farming.

The farm offers the perfect location for a guest facility. There is still the footprint of 8-10 workers’ houses that can also be utilized as guest cottages. There is currently only a manager’s house and the original lovely old cellar which is currently used as an office. A main house still needs to be built allowing the new owner a blank page to work with.

Water

The farm has 90 000 cu meters of registered water rights which can be drawn from the perennial Lourens River. The bill gets paid twice a year at R2 999.78
Apart from the river and 2 dams, there are 2 water furrows crossing the farm in constant flow.
